Building Services Manager

The Building Services Manager will play a key role in the delivery of a large mixed-use development in Peckham, London, comprising high-rise residential towers and retail space. This is a long-term freelance position working directly for the main contractor, reporting to the Project Director / Construction Manager. The BSM will manage all MEP (Mechanical, Electrical & Public Health) activities from design coordination through to installation, testing, commissioning, and handover. The role requires strong technical expertise, excellent coordination skills, and experience on major multi-storey residential projects. Key Responsibilities Design & Technical Coordination * Review MEP designs, specifications, and drawings for compliance and buildability. * Lead services coordination to ensure clash-free integration with structure, architecture, and façade. * Manage design queries, technical submittals, and value engineering proposals. Construction Delivery * Plan and sequence MEP works across towers, plant rooms, risers, apartments, and retail units. * Manage and drive performance of MEP subcontractors to meet programme milestones. * Coordinate daily site interfaces between services and other construction disciplines. * Chair MEP coordination/progress meetings and maintain action logs. Quality, Compliance & Testing * Implement and oversee QA processes for all MEP installations. * Ensure works meet Building Regulations, British Standards, fire strategy, and main contractor requirements. * Manage commissioning strategy, witness testing, and oversee production of O&M documentation. Health & Safety * Ensure all services works comply with CDM and site safety procedures. * Review and approve MEP RAMS and supervise safe working practices. Stakeholder Management * Liaise with project management, design consultants, clients, Building Control, and utility providers. * Support handover process, resolving outstanding issues and ensuring full services sign-off. Experience & Requirements * Proven experience as a Building Services Manager on large multi-storey residential or mixed-use projects. * Strong knowledge of MEP systems, installation sequencing, and commissioning processes. * Ability to manage multiple subcontractors in a complex, fast-paced environment. * Clear communication skills and confidence in leading technical meetings. * Relevant mechanical/electrical background or degree preferred
