Role Summary – Contracts Manager The Contracts Manager is responsible for overseeing multiple construction projects, ensuring they are delivered safely, on time, within budget, and to the required quality standards. Reporting to senior leadership, the role leads site teams, maintains strong client relationships, and ensures full compliance with contractual, legislative, and company requirements. The position also supports business planning, tender processes, and post-construction activities, while promoting a high-performance and values-driven culture. Project & Operational Leadership * Manage several concurrent projects across residential, high-rise, refurbishment, and external works. * Conduct regular site visits and provide accurate performance reporting. * Ensure works are delivered in line with company standards, policies, and contract requirements. * Oversee the full construction lifecycle, including defects liability and handover. Health, Safety & Compliance * Lead the development and implementation of Construction Phase Health & Safety Plans. * Ensure compliance with the Building Safety Act, Gateways, BSR requirements, and relevant legislation. * Carry out safety audits, monitor trends, and drive continuous improvement. * Support the preparation of O&M manuals and uphold environmental standards. Planning & Pre-Construction * Oversee the transition from tender to construction programme. * Monitor progress, manage consultant and supply chain appointments, and mitigate risks. * Support tender interviews, buildability reviews, adjudications, and value engineering exercises. Commercial & Financial Management * Maintain strong contractual awareness across various forms of construction contracts. * Monitor budgets, preliminaries, and monthly expenditure to support profit delivery. * Promote cost control and best practice across projects. Leadership & Team Development * Build and manage effective site teams, ensuring the right skills are in place. * Motivate, develop, and support staff performance and retention. * Promote equality, diversity, and an inclusive working environment. * Address performance, welfare, and capability matters appropriately. Essential Experience & Skills * Proven experience as a Contracts Manager within residential, high-rise, refurbishment, and external works. * Strong technical construction knowledge. * Sound understanding of the Building Safety Act, Gateways, BSR, decarbonisation, retrofit, and PAS 2030/2035. * Ability to produce programmes using MS Project. * Strong leadership, communication, and organisational skills. * IT proficiency (Word, Excel, Outlook).
