Block Manager Residential Property - Leasehold & Compliance Location: North London Salary: £40,(Apply online only) - £50,(Apply online only) (Permanent) Employment Type: Full-Time Working Hours: Monday - Friday, 9:00am - 6:00pm Start Date: ASAP ________________________________________ The Opportunity A well-established residential property business is seeking an experienced Block Manager to join its team. This is a key role responsible for managing both in-house and externally managed leasehold properties, ensuring compliance, smooth operations, and effective communication with leaseholders, contractors, and legal teams. The ideal candidate will have a minimum of 5 years' block management experience, a good understanding of applicable legislation, and the interpersonal skills to manage stakeholder relationships professionally. ________________________________________ Key Responsibilities - Managing leaseholder queries and enquiries as required - Overseeing reactive maintenance issues, including site inspections, contractor liaison, PO issuance, and communication with lessees - Managing insurance-related matters, including claims and oversight of associated works - Ensuring compliance requirements are met, arranging necessary reports and checks - Handling administrative duties related to portfolio management - Dealing with licensing enquiries, alterations, sub-letting, lease variations, and derogations, including appointing and liaising with external solicitors where required - Pursuing breaches of lease in coordination with the legal team - Meeting with external agents regarding arrears and planned/cyclical major works - Managing queries from appointed managing agents and lessees - Handling sales enquiries and providing LPE1 certificates, including property inspections when required - Supporting management of insurance arrangements for the residential portfolio - Managing contractors under standing contracts (e.g., gardeners, cleaners) - Administering compliant S20 processes, including notices, surveyor appointments, fund collection, and works management - Assisting with arrears management for in-house and non-managed properties - Supporting the preparation of annual service charge budgets for in-house managed properties - Managing parking spaces and garage stock under license - Preparing reports on arrears, licences/breaches, and major works when required - Liaising with managing agents and landlords regarding leasehold properties, budgets, demands, and expenditure approval ________________________________________ Requirements - Minimum 5 years' experience in block management - Strong knowledge of leasehold legislation and property compliance - Experience managing contractors, major works, and arrears - Excellent communication and interpersonal skills - Strong organisational and administrative abilities - Confident liaising with legal teams, managing agents, and leaseholders - Ability to manage multiple responsibilities and prioritise workload effectively ________________________________________ Why Apply? - Join a reputable residential property business - Manage a diverse leasehold and residential portfolio - Competitive salary (£40k-£50k) - Permanent, full-time position with structured working hours - Opportunity to work in a professional, supportive environment To Apply If you are interested in this role or would like to discuss other Block Manager roles, please contact: Zach Grandy-Smith (phone number removed) ✉️ (url removed) All applications are handled in the strictest confidence.
