Role The Project Manager will lead the successful delivery of commercial CAT A and CAT B office fit‑out projects within a fast‑paced Design & Build environment. This role requires strong leadership, technical expertise, and the ability to manage full project lifecycles from pre‑construction through to handover. The Project Manager will work closely with clients, consultants, subcontractors, and internal teams to ensure projects are delivered on time, within budget, and to exceptional quality standards. Key Responsibilities Project Leadership Manage multiple projects simultaneously across various stages of design and delivery Lead project teams including site managers, designers, and subcontractors Maintain strong client relationships and act as the primary point of contact Ensure projects meet programme, budget, quality, and safety targets Drive snag‑free delivery and high client satisfaction Pre‑Construction Coordinate surveys, feasibility studies, and technical assessments Lead design development, landlord approvals, and compliance reviews Prepare project programmes, cost plans, and delivery strategies Support tendering, procurement, and value‑engineering activities Health & Safety Ensure full compliance with company and statutory H&S requirements Maintain exemplary site set‑up and safe working environments Collaborate with internal H&S teams to monitor and improve performance Commercial Management Manage project budgets, P&L, valuations, and cashflow Lead procurement of subcontractor packages and negotiate terms Monitor cost performance and manage variations Support preparation and agreement of final accounts Client & Contractual Governance Chair client, consultant, and subcontractor meetings with full documentation Manage contractual obligations including JCT contract administration Oversee O&M manuals, certification, and project handover Manage defects and ensure strong performance through the end‑of‑liability period Required Experience & Skills Proven experience delivering commercial CAT A/B fit‑out projects Strong understanding of Design & Build methodology Excellent leadership, communication, and stakeholder‑management skills Strong commercial acumen and experience with JCT contracts Ability to manage multiple deadlines in a fast‑paced environment Proficiency in MS Project, Excel, Word; AutoCAD/Revit/BIM 360 advantageous Relevant construction degree or equivalent professional qualification What We Offer Competitive and negotiable salary package Autonomy to lead key regional projects Supportive leadership team and strong operational infrastructure Long‑term career development and progression opportunities Eden Brown is committed to equality in the workplace and is an equal opportunity employer
