Contracts Managers: Ever run a refurbishment where the building knows more than the drawings? Good. You’ll feel at home here. A specialist refurbishment main contractor (Central London base) is looking for a Contracts Manager to deliver high-quality residential refurbishments (£200k–£2m) across London & the South East. This is proper refurb work: heritage quirks, live environments, scaffold up, finishes tight — and clients who notice the details. The role (in reality): • Running multiple live refurb sites • Programming, progress & sequencing (not just tracking excuses) • Managing subcontractors from start to finish • JCT contracts, RFIs, variations — handled calmly • Structural, façade, roofing & complex internals (MEP, fire, drylining, glazing) • Owning quality, H&S (CDM 2015 / BSA 2023) and commercial performance This suits someone who: • Knows refurbishment isn’t new build with better stories • Can lead site teams without micromanagement • Is commercially sharp and client-credible • Understands that shortcuts always come back • Is comfortable at height and confident with London logistics Why it’s worth a look: • Specialist contractor — sticks to what they’re good at • Blue-chip, repeat-client work • Real ownership of projects • No theatre. No hovering. Just delivery. If you like refurbishment work where judgement matters and decisions stick, we can arrange a discreet chat. Spencer Wade | (phone number removed) | (url removed)
