Guildmore Planned Works team is seeking a proactive and experienced Site Manager to join us on a permanent basis. Reporting to the Contracts Manager, you will be responsible for the onsite supervision of supply chain partners, ensuring the timely delivery of contracted work orders to high-quality standards. You’ll ensure that all works are delivered in compliance with contract specifications, health and safety regulations, and customer satisfaction requirements. Key ResponsibilitiesPlanning & Delivery * Review all work orders and specifications before authorising commencement, identifying and reporting any discrepancies to the Operations Manager. * Continuously review and update the contract works programme, focusing on critical path issues to avoid delays. * Prepare, manage, and monitor RAMS (Risk Assessments and Method Statements) and toolbox talks, ensuring strict adherence to Health & Safety regulations. * Record and log instructions, variations, and additional works as directed by the client, providing early warnings on potential delays or disruptions. * Produce detailed property condition reports and photographic records prior to the start of any works. * Plan, program, and coordinate the activities of operatives and the supply chain to ensure efficient and timely progress with minimal disruption to residents. Compliance & Quality * Ensure all operatives and subcontractors are properly inducted and adhere to site safety protocols, including the use of PPE. * Conduct regular site inspections to monitor progress, ensuring alignment with project specifications and schedules. * Liaise with the project Quantity Surveyor to stay informed of commercial requirements and potential risks. * Plan and review work carried out by operatives and subcontractors, addressing any issues promptly. * Prepare snagging lists and confirm satisfactory visual inspections of works at the earliest opportunity. * Adhere to the Guildmore Quality, Environmental, and Management System (QEMS), ensuring timely and accurate site reports. * Uphold strict confidentiality and compliance with all company policies and procedures. Candidate RequirementsEssential * Solid understanding of planned works, including internal and external refurbishments. * Strong Health & Safety awareness and site management skills. * Commercial awareness and ability to manage operational costs and risks. * Client management and effective communication experience. * Experience in managing supply chains and subcontractors.
