As Project Manager you will lead demolition and groundworks projects from initial planning through to completion. You will coordinate all on-site operations, subcontractors, machinery and groundworks crews, ensure compliance with health & safety and permits, manage budgets and schedules, and deliver projects on time and within budget. Key Responsibilities • Plan, programme and manage demolition and groundworks projects (including soft-strip, structural demolition, enabling works, excavation, foundations, groundwork preparation). • Liaise with clients, structural engineers, subcontractors, plant & machinery operators, surveyors, and local authorities as needed. • Prepare, review and manage project documentation: risk assessments, method statements (RAMS), permits, safety compliance, progress reports, change orders, cost tracking and budget management. • Oversee workforce and subcontractor scheduling — ensure site teams, plant operators, groundworks labour and subcontractors are coordinated efficiently. • Monitor progress against project programme, identify and mitigate risk, manage delays, variations, unforeseen ground conditions or structural surprises. • Maintain high standards of safety, quality, compliance with regulations and company procedures. • Manage project handover and close-out, ensure all works completed satisfactorily, documentation finalised, site secured and clients/project stakeholders kept informed. • Provide leadership on-site: motivate teams, ensure good communication, resolve on-site problems and escalate to management as required. Candidate Requirements Essential: • Substantial, hands-on experience in demolition and groundworks — familiarity with demolition plant, machinery, groundwork operations, enabling works. • Prior experience managing demolition or groundworks projects (preferably in London or South-east) — from planning to completion. • Understanding of health & safety regulations, site compliance, method statements, risk assessments. • Strong project management, organisational, communication, leadership skills. • Ability to read/interpret project programmes/schedules, manage budgets, subcontractors and resources. Desirable: • Experience with “cut & carve”, basement dig, structural demolition, enabling works, groundworks, foundations or RC-frame enabling works. • High-reach demolition, structural dismantling, enabling works or complex groundwork exposure. • Certification or training relevant to demolition/groundworks (e.g. CSCS, SMSTS, or similar)
