Site Manager


We are seeking a skilled and experienced Site Manager to join our clients team in Henley in Arden, to oversee the refurbishment of a historic listed building into luxury apartments. The successful candidate will be responsible for managing all on-site activities, ensuring adherence to project timelines, budgets, quality standards, and safety regulations. This role requires strong leadership, excellent communication skills, and a thorough understanding of construction processes, particularly within the context of listed building refurbishment. Responsibilities: 1. Project Planning and Execution: * Develop a comprehensive understanding of the project scope, objectives, and requirements. * Collaborate with project stakeholders to develop detailed work plans and schedules. * Ensure effective implementation of plans to achieve project milestones within set deadlines. * Coordinate with subcontractors, suppliers, and internal teams to facilitate smooth project execution. 2. Site Management: * Oversee day-to-day operations on the construction site, including managing labor, materials, and equipment. * Monitor progress, productivity, and quality of workmanship, taking proactive measures to address any issues or delays. * Conduct regular site inspections to ensure compliance with safety regulations, building codes, and quality standards. * Implement and enforce site-specific safety protocols to maintain a safe working environment for all personnel. 3. Team Leadership and Communication: * Provide strong leadership to on-site staff, subcontractors, and vendors, fostering a collaborative and productive work culture. * Communicate project goals, expectations, and updates effectively to all stakeholders, ensuring alignment and clarity. * Resolve conflicts or disputes promptly and professionally, seeking to maintain positive working relationships. 4. Cost Management: * Monitor project expenses, track costs, and identify opportunities for cost optimization without compromising quality or safety. * Review and approve invoices, purchase orders, and change orders in accordance with project budgets and contractual agreements. * Implement measures to mitigate potential cost overruns and deviations from the budget. 5. Quality Assurance: * Implement rigorous quality control procedures to ensure that workmanship meets or exceeds project specifications and regulatory requirements. * Conduct regular inspections and quality audits to identify defects or deficiencies, and take corrective actions as necessary. * Collaborate with architects, engineers, and consultants to address design issues or modifications during the construction process. Requirements: Bachelor's degree in Construction Management, Civil Engineering, or related field (preferred). Proven experience as a Site Manager or similar role, with a successful track record of managing construction projects, ideally including listed building refurbishments. In-depth knowledge of construction methodologies, techniques, and best practices, particularly within the context of historical preservation and restoration. Familiarity with relevant regulations, codes, and standards governing listed buildings and heritage conservation. Strong leadership and team management skills, with the ability to inspire and motivate on-site personnel to deliver exceptional results. Excellent communication and interpersonal abilities, with the capacity to liaise effectively with diverse stakeholders and resolve conflicts diplomatically. Proficiency in project management software and tools for scheduling, budgeting, and documentation. Certification in construction safety (e.g., OSHA 30-Hour) is highly desirable.
