Assistant Facilities Manager


To support the Contract Manager in the day to day delivery FM services for offices within Leeds. This is an active and visible role requiring excellent customer relationship skills and previous experience of working in a multi tenanted building. Responsibilities: 1. Ensuring a customer focus within all areas of operational activities, and that effective relationships are maintained with key client contacts at each of the sites within the portfolio. 2. Supervise the on site cleaning and security teams across the portfolio 3. Ensure the provision of healthy and safe working conditions and that both clients and Company health and safety policy and process is effectively implemented across both CBRE services and sub-contractors activities, and are regularly reviewed. 4. Assist the Contract Manager is reviewing services, specifications, processes, productivity levels and quality control to secure and increase the sufficient use of resources. 5. Undertake regular site service and inspection tours of the offices within the portfolio, working with the client to remedy any actions and improvement areas identified. 6. Carry out planned preventative maintenance and reactive works to building & plant, equipment and systems in accordance with agreed service levels 7. Ensure that all Plant & Equipment conforms to current statutory compliance & testing legislation 8. Respond to Building Management System alarms, and effect emergency repairs as and when the need arises 9. Issue and ensure appropriate controls within the Permit to Work systems 10. Ensure that comprehensive maintenance records are kept in the form of PPM task sheets and ownership and population of site log books and compliance documentation 11. Ensure that opportunities to deliver increased turnover and profitability, ensure additional services and projects are added. 12. Working with others within the account to ensure the collaborative development of the business, effective teamworking, and support to colleagues. 13. Ensuring business policies and processes are effectively communicated, and implemented within the contract. 14. Promoting and maintaining the core values of CBRE Accountabilities: ● Reporting to a CBRE Senior Regional Facilities Manager (Account / Contracts Manager). ● Accountable day-to-day to the relevant client contacts (Property Managers and site clients) ● Supervisor responsibility for supply partner teams (cleaning, security and front of house) and for relevant sub-contractors. ● Accountable for maintaining appropriate level of compliance across the sites, and ensuring accurate reporting to the contract Skills: ● Excellent interpersonal skills ● Experience in working in multi tenanted offices/buildings ● Builds strong customer relationships ● Good commercial acumen ● IOSH Managing Safely General certificate Character: ● Excellent motivational and influencing skills, with high levels of personal integrity ● Able to communicate this effectively. ● A role model for customer service excellence. ● Able to contribute effectively across all business activities. ● Incumbents must have a high level of energy, be self- starters and confident ● Organised, able to prioritise and deliver within high pressure, business critical environments. Circumstances: ● Incumbents will be required to travel on occasions to support operational delivery, and participate in training and business review. Able to work flexibly which may include weekend and bank holiday on occasion, paid at the appropriate rate
