GBP16,905 + RENT FREE ACCOMMODATION (1 BED ENSUITE APARTMENT) + COUNCIL TAX & UTILITIES PAID

Residential Management Group is a large, established, market leading property management company and we are recruiting a live-in Warden / Residential House Manager, to enhance residents' quality of life, by helping to create a warm and friendly environment and by being helpful, polite and courteous through the fulfilment of the Warden / House Manager / Scheme Manager daily duties.

You'll be based at Glan Y Mor, Turkey Shore, Caernarfon, LL55 1TA an over 55's independent living accommodation (with 18 leasehold apartments), where you will also have your own 1 bedroom, ensuite apartment.

You'll be working 27 hours, 9am-2pm hours Monday to Friday plus Saturday 10am -12pm with flexibility to deal with emergencies outside of these hours.

Your role is not to provide medical care or support worker services to the residents. Whilst this is an over 55's retirement development, the resident ages do vary with some in their 90's. As their Residential House Manager, your first task of the day would be to knock on each residents' door to make sure they're all OK and to enquire if they need anything (e.g. picking up a newspaper or collecting their medication).

What are some of the other duties, I'll be doing?
Always ensure a friendly, helpful and approachable image and promote good communications between yourself, the residents and with any people entering the development.
Professionally manage the development, providing a safe, secure and well maintained environment for residents.
Ensure compliance with Fire Safety Regulations, by keeping all exits clear from obstruction and making sure fire exits are closed.
Regularly check lighting and heating is working correctly.
Undertake minor maintenance activities and carry out basic maintenance works where appropriate eg changing light bulbs.
Maintain adequate stock of cleaning materials (ensuring storage is in accordance with COSHH Regulations) and replenish stock eg light bulbs and other site related equipment, when required.
Ensure the communal areas of the building (eg laundry and refuse areas), garden and grounds, are cleaned and maintained, including litter picking. Ensure the guest suite is clean and tidy, and readily available to be used by resident's visitors/family.
Oversee the work of the regular staff visiting the development and also the contractors attending to carry out one off repairs, reporting any issues to the Property Manager.
Aid the efficient operation of the fire defences, recording routine maintenance inspections and weekly tests; also have a thorough understanding of how the call system, door entry and security system on site work (training will be provided).

What skills and experience are we looking for?
You will have excellent customer service skills, with previous experience in a similar role, to be able to better understand the needs of our residents.
A friendly positive 'can-do' and flexible work attitude; there may be the occasion You'll need to deal with an out of hours emergency; ideally non-urgent queries should be dealt with in your working day and not in your personal time, but there may be occasion when the resident needs some support.
Confident communication skills.
Proven ability to solve problems with diplomacy, empathy and patience.
Able to complete administrative tasks using relevant IT systems.
