Head of Major Works


Are you a proven senior manager in the social housing space with experience in managing planned maintenance programmes?  Perhaps you are currently working for a contractor but are ready for a move to a client-side role?  If so, this is an exciting opportunity to join an expanding property services and facilities management organisation in East London as their new Head of Major Works. As Head of Major Works, you will lead the strategy and delivery of professional construction project management across a range of contracts and individual projects for different clients, to the value of £15m.  With 6 direct reports, you will lead a team of Project Managers and Service Delivery Managers, in addition to contractors and suppliers to deliver programmes of work including kitchen and bathroom replacements, re-roofing, and window / door replacements.  You will also lead on the development and continuous improvement of project management capabilities across the company. As part of the newly formed senior management team, you will lead project teams in a highly commercialised environment to deliver a varied programme of works in the region of £15m per annum, including management of resources, work planning, customer engagement and quality assurance.  You will utilise a proven track record of working at a senior managerial / leadership level within a construction or R&M contractor commercial environment to ensure programmes are delivered on time and within budget, developing new and innovative solutions and delivery models to improve efficiency, reduce costs, improve quality and customer experience.  A background in surveying or project management would be useful for this role, as you will utilise this skillset to package up works and support with specifications. To succeed in the role of Head of Major Works, you will be a commercially minded repairs and maintenance professional in the social housing sector, ideally with a membership of a professionally recognised construction industry body (i.e. RICS, CIOB).  You’ll be HNC or degree-qualified (or equivalent) in a building-related subject with up-to-date knowledge of relevant legislative and regulatory requirements pertinent to the delivery of construction projects and major works programmes. Ideally you will also possess an IOSH in managing safety and a relevant project management qualification.
