Senior Building Surveyor


Job Role: Building Surveyor

Location: Remote- covering a portfolio in Hampshire/Surrey

Hours: 35 hours per week

Main Purpose of the job
Undertaking surveying activities and delivering projects that significantly contribute to the success of the team.
Delivering value for money solutions and innovation in accordance with client and customer needs.
Owning and driving revenue generating activity to ensure business objectives are achieved for self and the team.

Position in Organisation

This role reports to the Regional Surveying and Projects Manager.

Main Responsibilities
Surveying properties and preparing specifications (detailed or performance) of works for civil, fabric and M&E assets and/or working with specialist consultants for works outside of core competencies.
Undertaking building defect assessments and producing reports in a clear and concise manner to assist customers in making repair or replace decisions.
Advising customers of technical solutions and options ensuring the balance between value for money and solution in maximised.
Undertake tender analysis activities and produce tender comparison reports to enable customers and clients to knowledgably choose a preferred contractor.
Liaising and leading with external parties in the delivery of works e.g. Local Authorities, Planning Committees, Technical Consultancies etc. to deliver a seamless service in developing the solution and specification.
Engage and liaise with the Major Works team in identifying suitable contractors outside of the Preferred Supplier List (PSL) where needed, and in answering technical queries during the tender period.
Preparing documentation in accordance with CDM 2015 and ensuring compliance with the regulations and best practice. Ensure all CDM documents, photographs, meeting minutes and reports are present and stored as needed.
Ensuring that all major works are carried out in line with Company procedures and legal requirements, including compliance with Section 20 consultation under the Landlord and Tenant Act 1985.
Supervising works to buildings to ensure excellent customer care, exemplary contractor performance, and technically superb completed work.
Contribute to excellent contractor and consultant performance management; build constructive working relationships with partners to improve customer service, value for money and quality of workmanship.
Undertake CPD in accordance with the requirements of your professional body, including receiving and delivering CPD within the surveyors team.
Identify potential business opportunities within the residential portfolio and assist the Building Surveying Managers in obtaining new business with external clients.
Carry out any other duties in relation to the efficient operation of the team and assist the Building Surveying Managers as required.

Areas of Responsibility/Accountability
This role is part of one of three Regional Surveying and Project Delivery teams across the UK.

Key Interfaces
Property Managers, Regional Managers and Heads of Operations.
Business to Business Interfaces through business growth.
External businesses and organisations, in particular key customers and clients

Qualifications
Obtained appropriate level of technical qualification (e.g. Degree / HND) in Surveying or other building related subject.
Highly desirable for professional experience having attained MRICS, MCIOB or similar level of professional qualification.

Experience
Substantial technical surveying experience in the Property Management environment with a wide range of building types
Demonstrable successful project delivery experience managing contractors and consultants as required.
Sound commercial understanding of a surveying 'practice' and ability to clearly articulate commercial performance with senior managers
Experience and willingness to build relationships with team to identify and drive improvement opportunities.
An in depth understanding of the H&S issues and regulations that apply to surveying, contractor management and project delivery.
Significant understanding of the Residential Property Sector and Regulatory knowledge including Section 20 process, CDM.
Ability to communicate effectively with internal and external stake holders, at all levels within the business.

Technical Skills
Project management and delivery skills.
IT competent and able to use Microsoft suite of products
Able to mange workload and ensure time-sheets are updated on a weekly basis
