There are 5 offices in London, Gloucester, Bristol, Birmingham and Devon. Reporting Line This role reports to the Head of Department in the Gloucester office (Director). Job Purpose To be responsible for all aspects of Commercial Property related transactions including the day to day running of related work files. The firm boasts regional and national heavyweight clients including FTSE100 listed companies ensuring top quality, interesting work in a friendly and supportive environment with high staff retention rates within the department. The role will be based within the Gloucester office working alongside and supported by the Director, with paralegal and secretarial assistance. The position comes with a varied but manageable caseload for this level of PQE, allowing the right candidate to develop and grow their skills and build their own client relationships. Key Duties and Responsibilities • To carry out and be responsible for day-to-day conduct of a variety of Commercial Property transactions from instruction to completion; • Handing of sale and purchase transactions, grants of commercial leases, ancillary lease documents including licences, surrenders, rent deposits; • Drafting and negotiating contracts, transfers and commercial business leases; • Drafting and negotiating conditional contracts, agreements for lease; • Drafting and negotiating ancillary lease documents; • Raising and responding to property title enquires, commercial property standard enquires and enquiries raised by other legal representatives; • Commissioning and review of property search results; • Reporting to clients; • Handling of Exchange and Completion of transactions; • Overseeing completion and submission of SDLT returns and registrations at Land Registry; • Achieving billing targets in line with figures agreed by the Head of Department; • Day-to day supervision of junior colleagues and support staff working directly with you; and • Actively promoting and developing the services of the Commercial Property department and wider Firm. The tasks above provide a general overview of the types of activity, the candidate will be expected to engage in or oversee on a day-to-day basis.
